Is Pecan Valley in San Antonio a decent area to invest? zipcode 78222

It seems like SFR properties there can easily cashflow day 1 with more than 6%... COC yield.

I'd appreciate if anyone has experience in San Antonio willing to provide inputs on a new build purchase of $215K 4/2 in that area.

thx

Look at the properties all around Pecan Valley. Kinda old area with some new houses in a few new neighborhoods. If you are good with 6%, then do it.

215k with about 25% down, payment is going to be about 1600 to 1700 with closing costs. Rent not going to be much higher. I dont even see 6% happening.

If you did a short term, or mid term or rent by the room, that might work even better.
