How do you find wholesalers

Question

I'm almost ready to begin my journey with Section 8 rentals, using the BRRRR method. I plan on buying my first property in either the midwest or south but it seems very overwhelming trying to find great investment properties as a beginner. I was hoping someone could point me in the right direction of finding wholesalers. Or any tips on starting in general would be appreciated, Thanks.

Finding a good deal is not easy, anticipate months of search before you close on something. Take the time to build a network of bird dogs to hunt deals down for you.

Go to live networking events in your area, there are always wholesalers there. Local FB investor groups usually have a ton of wholesalers, make the connections!

VERY simple, local forums. I get 10 deals a week sent to me in my market, I literally wake up to them each morning. OR I simple ask ,Hey guys, I need deals,  I closed 3 in the last week and another just landed in my lap an hour ago   Its all about your network

Just look up in your area Facebook Realestate Wholesalers or Fix and Flipping groups and you can find buyers and sellers to get on a buyers list, due your due diligence before giving them any real personal information but you can tell pretty quickly if you look up their profile to see if they post consistently about properties they have under contract. I posted a example of doing a search in Texas for off market properties just make sure you pick a group with a good size following and just post in the group that you are a buyer looking for off market deals, or just DM wholesalers in the group and ask if you can be added to their buyers list. Large nation wide wholesale companies do hang out in these chats and will look for end buyers and to sign up, finding one of these companies would be the goal. This is how I have found the all Wholesale companies I deal with currently. All of these big wholesale companies will need you to sign a NDA so do not be surprised but i recommend just putting yourself out there

I found one totally by accident a few days ago:

I'd been getting random text messages about once a week for several weeks, asking if I'd be willing to sell my home. I have no idea how I got on anyone's list. It was from a different phone number each time. It's not clear if it's from the same person or not.

On the most recent one, I responded back and asked if they were a wholesaler, and I mentioned I'm looking for investment properties too. They called me back a few hours later, and it was a lady saying she was a wholesaler. She wanted to know what kind of properties I might be interested in. We had a good chat, and she sent me some info on her latest offerings.

I'm going to use this trick again!

Before you look for a wholesaler you should decide on where you want to invest and then study that market. Figure out what type of property you want to buy and what section 8 is willing to pay to rent it out.

It's probably overwhelming finding a great investment property because you don't know what a great investment property looks like.
