Month to month lease California

Just purchased our first investment property. Our friend will be living in one of the rooms and we will be renting out the three other than a month month.

is it better to do month-to-month and long term leases so that way it doesn’t work out with the tenant we can remove them easier?

also, where should we go for a month to month lease? Is online sufficient ? the California tenant laws I hear are more tenant friendly than other states so I am a bit nervous.
