Working on my first seller financing deal

Hello, 

I have been speaking with a neighbor of my investment property about purchasing his investment property and brought up the idea of seller financing and he said he was interested. That was great news for me because I am low on cash at the moment but I have not done a seller finance deal before. I am interested in any advice on how to discuss setting up the terms of the deal.
