What does a day for a full time flipper look like

Question

I decided to jump into the flipping business and chose to do it full-time. I have bought a property and picked my whole team but i always find myself idle most days. What do you recommend i do to scale my business and keep myself super busy

I am a "full time flipper" and I only have the financial capacity to do ~3 builds at a time. Primarily because almost all of my deals nowadays are luxury and/or new construction specs.

You're right. When you only have a few projects going on, they only demand a few hours per day worth of work at most. There are phases where you will be busy around the clock. And there will be other phases where you'll be waiting around on a permit, your subs, or an inspector.

I've chosen to fill the down time with other "side hustles" that have the potential to turn into big income streams. In the event any of these other ventures takes off, I'll use the profits to fund my real estate business and do more flips.

@Alazar Wubet you could be the "Go Fer" for your subs. Make the quick runs to Lowes, Lumber yard, etc. Why pay them if you are just sitting around? Let them concentrate on the skilled stuff.

I recently went full time but had been doing it part time the last several years. Right now my flow is about ~2 projects in work at any given time, 1-2 completed projects waiting to close, 1-2 projects under contract waiting to close, etc. I honestly have no desire to flip a ton of houses per year. My first year goal is pretty simple. I left my job making up to $240K a year but working a lot. I was making ~$120K per year flipping houses working about 5 hours per week. My first year goal is to replicate my two previous incomes working ~20 hours per week. Based on the numbers I have been hitting I should be able to hit that with under ~15 flips. Having control of my time is the most important thing right now. I have no desire to have a bunch of employees I have to manage. Maybe after getting through this first year I will revisit. I try to fill up my day with tasks focused on finding new deals, checking on projects from time to time, talking to leads, and administrative stuff. My immediate near-term goal is to seriously step up my networking. I am woefully underperforming there.

Networking with other investors, agents, and wholesalers will allow you to scale your business. Sounds like you have your team in place, but you can never have too many quality contractors in your book of business. Make sure your Agents are sending you deals. Establish a connection with your lender so you’re ready to hit it hard when you find your next flip. Good luck!

Buy more, not really sure what else to say. BTW, you are doing ONE, you are not a flipper, you do not even have experience. I started with 2, then 5, 10, and have flipped about 500 in my market, I am flipper/ turn=key provider/ landlord/ everything else LOL

1 house does not make you full time . The flippers I know are running 10 to 15 at all times . You need more houses , go out and pound the pavement and find more
