Need to refinance a commercial property

I have commercial property that was appraised for 1.5M and I need $500k cash out refinance. No mortgage on the property!! The property generates decent cash flow and tenants have a 8 year lease term remaining.  I need a lender or private lender that can provide me the loan at 8% interest rate with no pre-pay penalty after the third year.
