Is it worth paying thousands of dollars to hire a mentor if you do single-family investing (buy-and-hold or house flipping)?

No. You can get advice and learn for free. There might also be meet ups in your area which may cost a little bit (eg $20 to cover the cost of renting a meeting room). A lot of the ads you see for real estate investing are a way for the people putting them on to make money and get you to pay to go to more (ie a sales gimmick).
