Approached to rent out my basement for group home setting.

Hello, I was approached by an individual who wants to rent my basement for group home settings for clients over the age of 55-year-old. I have 2 bedrooms in my basement and a full bath and there are potentials to add an additional bedroom. Is this something you can advise me about. Please help. Thank you.
