We have found deals by door-knocking, mailers, sms, cold call, ppc, facebook ads, agent referrals, wholesalers, and a few other methods. Be happy to help!

To add to it.. Wholesalers, network with people at local REI groups and people on BP in your area.. Check wholesaler FB Groups too

Hey Mashal, the way these investors find these distressed properties (off-market deals), you have to either do it yourself, which is a full-time job calling and building relationships with these cold sellers, or find investor-friendly agents/wholesalers sourcing these deals for you.

I just find a likely area and drive around... for days/weeks. You will get to know the neighborhood and meet people. Write down addresses that look possible and find the owner's info at the Courthouse....

There are many ways to source deals. Cold calling, direct mail, social media advertisement, door knocking, agent leads, software and list providers are some of them.
