Section 8 Tenants? How to find the list?

Hi

I’m currently a student to the game and trying to learn about real estate. When it comes to section 8 tenants and possibly renting to them. Is there a way to find out how long a tenant list is for a potential city? Reason I ask is because there are a lot of distressed properties in sub par neighborhood C- or lower. Go on to GoSection8.com   When you advertise on there that you have a property for rent...THEY will find you my friend....and it won't take long. I've got rentals in 3 different county's with Section 8 tenants.

I think it is safe to say everyplace in the country has a shortage of decent low income housing in the private sector.  I know in my area the public housing projects are being town down over the next few years.  The official term for Sec 8 is the Housing Choice Voucher Program because the tenant chooses where they live.  Just like with any rental, the prettier your unit, the more updated, and the more bathrooms you have, the faster it will get rented, even with SEC 8 tenants.

Okay, I’m trying to gauge where there is a possible long list of tenants to choose from. I was considering Jacksonville, Atlanta, Midwest area for starters.

Great question.  In Delaware you won't get a tenant list from the WHA (Wilmington Housing Authority).  I do know they open up the application window periodically for folks to apply but that there is not a list available to the public/landlords.
