Getting cash from business credit cards?

I heard about balance transfers from business credit cards to get cash to buy real estate. Is it a bad idea to do a balance transfer first if I do not have any deals under contract already lined up? As a matter of fact, which do you agree should come first? The money to fund the deal or find the deal first?
