Looking for my first investment in the Sherman/ Denison TX area

Hi BP Family! I am a newbie to the real estate investment game and live in North Dallas. I am looking for an investment property in the 100k-140k range that is relatively move-in ready, and had been told to look in the Sherman/ Denison Area as the Dallas-Fort Worth area has gotten a bit too pricey. I was trying to find some leads/ wholesalers/ realtors who could help me.... along with any other investors who could give me some helpful tips or two. I am also open to hearing of any other good areas close to North Texas that I may be overlooking that have a good return.  I am excited and looking forward to hearing from y'all!

I like Sherman....lived there during college.  I was there last week and see the city seems to be getting aggressive tearing down some of the old houses and getting the lots cleaned up.  Lots of one off new builds.   I think things are looking up there.  One of the vacant factories just got restarted there and seems like there are people living there due to the prices and commuting to DFW area.
