Funding for a Seasonal Business

A Quick fill in.. we have a Commerical Resident property with a lot of equity and we are looking to use some of the money to buy a small seasonal business that has a ton of cash flow. 

We would like it to use the equity to purchase the business but not sure how or where or who to use to make this a smooth, easy, single transaction. If that’s even possible! Not sure if someone out there or a local company specializes in these type of transactions? Any tips or paths on how to do this would be appreciated!   Ari&Robbie
