Down Payment Assistance Programs

Hello,

I am looking for information on down payment assistance (grant not a loan) for a property I have an accepted offer on in New Bedford MA, It is a 3 family and I am a first time home buyer. Any info would be great I have been told that the max household income with new rentals is 105k however I see online that it is 193k. I am slightly above 105 but very below 193.
