How much do you pay your cleaners?

I am going to rent my home on airbnb, I was wondering what all you other short term rental landlords pay your cleaners. Any airbnb tips and tricks welcome here too!

@Alana Reynolds, mine are on the barrier island, minutes from the beach.  I use PriceLabs at the moment.  I am selling my 3 bedroom house right now...it had no pool and was not as close to the water, but stayed booked easily with smaller groups.

The 4/2 with heated pool ranges between an ADR of $303 a night in the slow months (Sept-Oct) to $545 a night in the high season (Feb-Mar).  Right now it is priced at $411.  It sleeps 8.

My 5 bed/5 bath house, also with heated pool, and across A1A from the beach can sleep up to 18.  The ADR is currently $1388 a night.  It ranges from $811 a night in the slow months to $1592 in the high season.  I will be adjusting my prices as we just got awarded "Guest Favorite" plus AirBnb Top 10% listing.

@Alana Reynolds  this will vary by area and cleaning frequency.  Less frequent higher prices.  Seasonal area, higher price. Find the best cleaner you can.

It depends on how big the property is and what amenities it has. For example, cleaning a 2br condo will be much less expensive than a 5br home with a pool and hot tub.

Also it depends if you hire a company or if you are hiring a person and paying them hourly - the hourly cleaner will be cheaper, but there's more management involved on your side.

I pay $120 per turn for a 2br condo. When I was self managing a 2br cabin I own, it was $160  because they had to drain and fill the hot tub each turn. However, once I handed that property off to a PM, the cleaning fee went away because it was part of the management fee (they have in house cleaners).

Turno is a good resource for finding cleaners. I pay mine $75 for a 2 bedroom 1,000 sqft apartment. Once ever few months I pay them $125-150 for a "deep clean"

I charge $25 an hour. I estimate cleaning costs/charges based on the number of bedrooms and bathrooms. A 3bed/2bath home should take five hours to turn, $125.

Research your market to see what others are charging and paying. Build experience and adjust.

Some hosts use cleaning fees as a source of income. I prefer to charge just what I need.

@Alana Reynolds you should check out what fees other STR's in the area are charging. You should keep a 10-20% margin per clean depending on the market.

There is a short term rental segment of the forums.  I pay $200 for a clean of my 4 bedroom house, and $235 for my 5 bedroom house.  I use Turno which integrates with the OTAs and makes it easy for me to find cleaners, and to pay the ones I use.
