2024-2025 Best cities for BRRRR

Hi,

I'm from NYC and starting to look out of state for good BRRRR and/ or good cash flows. I've been looking at Alabama and Georgia but have found that these market have already appreciated and with the high interest rates, the numbers don't work. Is anyone still finding BRRRR opportunities in B-/B neighborhoods?

I wouldn't start out with a BRRRR deal personally just because of how many risk factors there are... You shouldn't take them on until you have a solid foundation in selcted market.

But I think Columbus is one of the best markets for BRRRRs. The city is an appreciation focused market that has entry-level prices. In growing markets I’d always recommend BRRRRs over flips if possible.

You'll probably still have to keep money in the deal but it's way better than putting down the whole 20% LTV.
