Top Markets for Rental Properties 2024

What are the top markets right now for buying rentals right now?  I’m looking to buy some single or multi family units for long term rentals that would provide at least a moderate degree of cash flow.  I’m having difficulty identifying what markets are good right now.  Does anyone have any thoughts?  What tools are people using to identify good markets?
