Investment opportunities in Newburgh, NY

I'm a territory manager for a telecommunications company, and driving through the Newburgh NY I forsee a huge upside in this neighborhood.  

Is there anyone currently investing in this community? And if so what are the pros and cons of this neighborhood? Because I would love to start investing in Newburgh.
