What's the best way to source GCs for a cosmetic flip?

Question

So I am wondering what's the best way to find contractors? I have a client who wants a contractor's info incase he finds a property he can give them a call and get a quote. I've thought about just going to facebook but I wanted to ask here to see if anyone has any input. The rehab would be mainly cosmetic, floors, kitchen, bathrooms, paint. Do most investors have their own? Preferably someone who will work anywhere in Phoenix. Open to all info and suggestions!

Ask your network.  As an agent, you likely have several clients, so ask them if they have had any good experiences with contractors.

Your client can do the same with their network.

Good contractors are one of the hardest things to find for a flip.  The best ones typically cost more than investors want to spend.  And, other flippers/investors are typically not going to share who their good contractors are because they don't want them to be too busy for the investor's jobs when they come up.  As such, you could try REIA and local meetups, but I imagine you likely won't get very far.

@James Clays - I echo other's sentiments here, but I would also add that once you have a good contact (plumbing, electrical, painting, etc..) make sure to always as them who else they know in the business. Additionally, if you're targeting a certain area it's always good to ask the local township/borough office on who typically pulls permits and/or works in the area. Chances are they know the area and are at least decent if they continue to get work in the area. Good Luck!

@James Clays  It depends on what you are trying to accomplish. Here in AZ, you can generally piece together those subcontractors at pretty cheap rates, so unless you need an acutal GC for permits being pulled, etc... You could find those contacts pretty easily. I highly recommend with ANY GC... call multiple reference AND double check the license/ROC number they give you. We had a GC give us a fake ROC number and walk off with about $50,000 after a few projects of working together before we fired him. It was a tough lesson to learn but it'll never happen again!Your local though - Message me and let's meet up sometime.

Referrals and FB groups. I would vet and get a handful of contacts. Meet ups would be another great one but there might not be a meet up anytime soon
