Homeowner's Insurance Question (under contract on first deal - duplex house hack)

Hi everyone, 

As the title says, I'm under contract on my first deal. It's a duplex that I'll house-hack. 

I'll be an owner-occupied landlord with a long-term tenant next door. 

When I'm selecting an insurance provider, what sort of things should I be looking for?
