New rental - attracting a qualified tenant

Acquired our first rental property and working to attract a qualified tenant. The rental is listed on Facebook and Zillow: https://www.zillow.com/homedetails/102-S-30th-St-Harrisburg-... We have had 3 showings but have been requesting Zillow applications before showing. We have many inquiries for a tour. Would you recommend showing to prospective renters without an application and/or having an open house? What else should we do to market and attract interest? Thank you!

Requiring an application before showing is always a mistake but even more so in todays market. Who wants to spend $100 to view a rental? I don't even like spending $10 to see a two hour movie! LOL


 I agree.  And with the amount of scams out there regarding rental property, I would be super weary of anything requiring payment before I see it (and that includes an application fee)
