advice/experience with investing in co-living properties?

considering this as an investment option and curious to experience/advice from anyone who has done this or is actively doing this?

what metrics do you look for in a metro/city to indicate that a co-living property is a good investment? or, what shows demand for renting rooms in larger homes? what should I look out for? overall good or bad idea?
