Fix and Flip - Monthly Payments Rolled into the Loan

Hey guys, looking for a lender who can do a fix and flip with monthly payments rolled into the loan. Looking for highest LTC possible. We've done ground up / spec with hard money in los angeles but ended up moving into it when my wife got pregnant (we were renting and looking for our next project we were going to live in but realized we shouldn't go through our first pregnancy in a construction zone). That loan has since been paid off.

Our previous house was also a gut + addition and we made a bunch of money on it. We're currently in plan check on a new construction in Venice, CA as well. So our experience is solid but still light for some lenders.

Scope is $2m purchase + $1.2m rehab. 18 month term to be safe.
