Hello Everyone!
My husband and I are excited to begin our real estate investment journey. Over the past few months, I’ve been reading, listening, and learning — mostly through BiggerPockets — and we’re finally ready to take the first step.

We’re interested in long-term rentals, specifically single-family homes and small multifamily properties. While house hacking is a great strategy for many, it’s not the right fit for us — we’re raising our family and value our privacy.

At times, I’ve wondered if we’re late to the game, but a recent BP podcast about starting in your 40s gave me a fresh dose of encouragement. Our goal is to build a portfolio over the next 10 years that, God willing, will allow us to retire in 10–12 years with the help of rental income.

We live in Northwest Houston and would love to invest close to home. We’re currently exploring areas like Tomball, Cypress, Magnolia, Conroe, Bryan, and Prairie View. Our plan is to start small — ideally with a property around $250K — and see if this path is right for us.

I’d love to connect with others with knowledge in these areas . If you speak Spanish, that’s a bonus for me (but definitely not a requirement)!

Thanks for reading — I’m looking forward to learn from this amazing community and hopefully contributing as we grow.

@Griselda Lux,

Welcome - love your mindset and long-term plan! You’re absolutely not late to the game. Houston and the surrounding areas you mentioned have great fundamentals for long-term rentals - strong job growth, population inflow, and solid rent-to-price ratios.

If you’re looking to start smart, I actually know of new construction homes in the Houston area that are already pre-leased, offering strong builder incentives and solid cash flow potential right out of the gate. That could be a perfect way to start your portfolio with minimal hassle while staying local.

Happy to share more details or connect you with some examples - it’s an excellent way to get your first property performing from day one! Feel free to DM me. Best of luck!
