Looking for some feedback on this company they’re offering to teach how to wholesale land deals anyone purchased their program?

@Kyle Rosseau I had the same experience when I talked to Cody's son. The call was all about my retirement plans and making a change in my life. Part of the sign up is they make you type a long sentence that says you will answer the phone when they call. After I signed up for the call I got daily robo text messages from them. Then I got texts from the salesman insisting that I confirm our call. Evidently a lot of people sign up for the call and then don't answer. He calls from a California cell phone, claims he is currently in Scottsdale AZ, and then has to look up Buckeye AZ on google maps to find out where I live. I guess that is plausible to be in the real estate industry and tourist in Scottsdale, and not know about the fastest growing and largest city in the country (square miles, not people). He claims they are verifiable online and that I should be comfortable doing business over the phone and internet. He says he talks to hundreds of people every month, but only a select few are a good fit for their course. I have read "How to win friends and influence people", "Influence the psychology of persuasion", and "Influencer the power to change anything" also, I know these tactics. The biggest red flag was that if I was "decisive" then the price was $9K today, if not then the price was $16K. That, to me is not the integrity that they talk about in their videos.

The problem I see is I haven't found a legitimate testimonial on a third party website that they don't have a financial interest in. My advertising dollars go to a credible, local referral radio show that vetted me. There is a testimonial from someone at DR Horton. It seems to me that a good company would want to write an operations manual instead of a training course. Then they could hire people and do "all" of DR Hortons development work. Especially here in the hot Phoenix market, where they are doing a lot of work. Then they could make more money doing less sales and continue to follow their "teaching passion" by training employees instead of students. Or at least write a best selling book to help sell their course or seminars.

I have worked in the Architecture arena for 20+ years. I am just 3 more tests away from obtaining my Architects license. I have been through land developments. Some that have been successful and some that got submarined because the municipality got greedy. I would love to partner with someone that wants to do land development. By partner, I mean reduced design fees in exchange for a share of the profit. This gives me the incentive to create a timely, and profitable design. We both make more money and it is a win-win.

What I haven't seen in the testimonials is someone that has actually said they have closed a deal. I also don't see any from someone that reveals their credible previous occupation. Every testimonial seems like all of them have zero background in Architecture, construction or Engineering.

I love swinging a hammer on the weekends to get away from the office, but not to replace the office. Maybe some fix-n-flips, fix-n-rents, or new spec homes are in my future if there is an investor that wants to put up the money and not swing a hammer. Some people say that "those that say money does not buy happiness just don't know where to shop". One thing I know for sure is that my happiness is not determined by my income, but how I grow doing the things I love to do.

I hope Vestright has some success by showing integrity in their offering. Right now I have to keep my $16K since I no longer qualify for the $9K price. I will find a better place to put the money to work for me.

If I had the supper secret knowledge of how to get the lunch meetings with the right investors/developers/builders, that don't already have their own in-house acquisitions staff and/or Architecture/Engineering firms doing it for them, I would not tell it or sell it to anyone. I would build the biggest Architecture and development company on the planet. Then put it on autopilot with a good operations manual.

    So this thread is a bit aged now but I thought I'd chime in.

    The author of the thread was looking for land wholesaling. This may not have been the the right course for him. There are tons of land flipping courses out there (buy low, sell high, make a few grand). This isn't that. This program is about doing land development / subdivision deals. Sure there can be wholesaling involved, but this is not normally the quick-flip.

    Fun fact, I saw this thread before I bought into VestRight (lurked on this forum for years). The fact that Jay Hinrichs had good things to say about Cody is all it took for me. Jay is on like every other post i've seen on this forum and he's just about seen it all and done it all!

    I've heard the tale many times - so and so did a subdivision deal or two and retired for life. I've had the fantasy for years. But how the HECK do you do that?????? That requires like engineering and construction expertise... and municipal connections and negotiation mastery.. a TON of luck... and "balls of steel"! Right???

    I used to be convinced that in order to get into the land development business you had to marry a developer's daughter or be born to a developer. Or be the special kind of crazy that it takes to try to figure something like this out on your own. It appears that Cody and David were exactly that kind of crazy, and did figure it out. And then, they were crazy enough to decide to teach it to others! I love that kind of crazy. That's the kind of crazy that makes the world a better place for others.

    With VestRight, Cody and David have changed the game. I feel like they are making closely-guarded secrets available to "the rest of us", for a price which (FOR WHAT THIS IS) is practically giving it away! Sometimes I fear for their safety =D

    It turns out that what I really wanted wasn't to be a land developer... at least not yet. I wanted to be an land acquisition dude. Turns out there's a way to be that without risking your livelihood.

    I took a chance on VestRight because what I saw was a ground floor opportunity - a space that isn't flooded with an insane amount of competition. It won't be for a very long time. Right now there's plenty for everyone who works it. If there wasn't, I'd be telling you this is a total scam - stay away! (More for me!)

    I'm a total skeptic when it comes to people selling information these days. Most of it is incomplete and unworkable garbage. I've been burned more than I want to admit, and hardened. I found VestRight through a friend who had done some contract work for David Hill (co-founder). He spoke extremely highly of David's character. "Here we go again", I thought. They have the online course you can purchase for way less than the sticker price of the mentoring program others mentioned. After going through the course, I was completely sold. I upgraded to the next level because I knew if it helped me get my first deal, or an extra deal.. or made any of it faster or easier... the price paid would truly be nothing in relation to the reward gained. That has absolutely been the case. Fortunately they have fixed whatever earlier folks were complaining about. My call with VestRight was kind, respectful, and helpful. It was very professional and un-salesly. You might find the course to be all you need.

    I knew NOTHING about land development other than it involved subdividing land and hopefully making a big payday (without losing your shirt).

    This is where I'm at after a few months in this program (with unfortunately very demanding work hours and not enough time to devote to this business!):

    1) I'm now talking to owners of parcels with development potential.

    2) I'm now evaluating potential deals and networking in my area to gather the numbers needed to work the math (as taught in the course)

    3) I will soon start sending out letters of intent to purchase properties and then get them under contract. And of course, follow the rest of the steps laid out from there to reach the PAYDAY.

    This is HUGE for me. I'm not an experienced real estate investor. I don't have a lot of funds. But VestRight has shown me the way. I may not end up getting any of the deals I'm looking at right now. I don't really care. I simply consider each one as a learning opportunity -- and if I get any. WOW!!!! It's simply a numbers game like everything else. I will soon or in the near future get my first deal under contract, and sold. This comes down to building a pipeline of leads, and deals... like anything else.

    Many people are going to look at this and think, why are builders going to want to do business with me when they have their own acquisition departments? Why are they going to want my deals? Short answer is, most of their acquisition efforts are going to be for ON market deals and for deals that are brought directly to them by folks like us! They truly don't put the time, energy, and expense into locating property owners (many of which do not even want to sell) in order to buy their raw, un-entitled land.

    If you're a big builder, your phone is ringing with people or their representatives wanting to sell you their land. For the most part, their acquisitions department spends their time evaluating deals brought to them, rather than seeking them out.

    The focus of this course to find OFF-MARKET deals.. deals that were not already on the table. Buy doing this you are creating NEW and exclusive development opportunities.

    It turns out your big national builders ARE NOT as flexible as the little guy. I've heard it from them first hand, to my surprise. The reality is that if you can take a project through land use approval (entitlements) that fits their criteria and offer it up to them on a silver platter, they are going to love you for it. In fact, another student I know has a deal under contract with a national... and that national has asked him to review some deals that they could NOT put together that maybe HE CAN... and if he is able to do it they have already offered him the price they will purchase it for. How cool is that?

    I almost can't believe I'm doing this. Mind = blown. To think somebody could pick up a course, take action, stick with it, and create legacy wealth in a relatively small span of time compared to most other opportunities.. pretty amazing deal! The reality is that Cody and David COULD BE charging $100,000+ for this information with handpicked students, and that would be a no-brainer for the right people (who realized the potential).

    It's too late for me to be born to a developer. And thanks to Cody and David, I don't have to marry a developer's daughter or be the kind of crazy it would take to figure this all out on my own. That would be very slow, very expensive.. filled with costly, embarrassing, and PAINFUL mistakes.

    I can honestly say, without VestRight I would have never even dared to try do this! I'm extremely grateful for the guidance, and that someone stepped up to offer this hard-earned knowledge.

    The only thing I have to bring to the table is like anything else - a consistent effort, willingness to feel like a moron often on the way to becoming an expert, and as close to "balls of steel" as I can muster.

    This isn't all sunshine and rainbows, by any means. This is a head game like non-other, depending on your level of experience. If you can get past that - over and over again.. and simply KEEP GOING no matter what then you can do this... and you can make more on a single deal than you would have on a years worth of "other" deals.

    Truly the greatest challenge in all of this isn't actually the business or any particular thing that has to be done, it is managing your mindset and beliefs. (Again, depending on your level of experience)

    (sappy warning) I look forward to the day in the not too distant future when I can give Cody and David a testimonial that says, "I AM FREE. I own my time. I own my life. Thank you for showing me the way."
    They can teach you how to fish, possibly buy your fish, but they won't fish for you.

    If you are very interested in this niche of real estate, you would be a fool not to at least buy the VestRight course. If you really dive into it, it can take you all the way.

    All, I just came across this thread and thought I would put in my two cents. I know Cody from GoBundance and I've known him for a few years, great guy. I got interested in his program about a year ago and got involved about six months ago and currently have one deal under contract with him. The deal I have under contract was a slightly complicated one and Cody, David, Scott and Jessica were constantly available to help me get it done. It took about a month of constant negotiation and some very helpful role-play with these guys to satisfy the seller andovercome some of the Seller's objections.  We were able to negotiate 75 acres of a 95 acre parcel and leave the Seller the hard corner and 20 acres to get this deal done. I have worked in residential real estate for 20 years full-time I have done a good bit of commercial work as well and without having Cody and David on my team I never would've been able to lock down this deal. They are going to take it from here and see it through entitlement to sell the parcel to a national homebuilder.  I found great value in the course and I am finding tremendous value in working as a part of their field team. Happy to chat with anybody that ever has any questions.

    I have taken their course and can say that Cody and David are the real deal and the amount of value in the course way exceeds the price. They work in a super unique niche and are the best at what they do. I personally have done one land development deal and am pursuing multiple others right now. It's not an easy business and ultimately the results will depend on the work you put in, just like most things in life.

    Funny, my experience with VestRight follows the trajectory of this thread. My wife and I first encountered VestRight and loved the sales pitch but also felt hesitant with onboarding/sales techniques. We ended up talking with a couple of VestRight folks for about a year before we finally purchased the course. Others have gone into great length and I can say that I agree with the positive comments, especially from an OG Bigger Pockets great, @Jay Hinrichs. His point is well made, the DIY bias is strong on this forum, and my wife and I realized that we can only take ourselves so far before we need a coach to help us level up. @David Hill and @Account Closed

    its just an advanced version of the very simple concept on BP of creating your core 4.. of course with developement its more like your core 12 :)  good luck all in the development world.. this can be done.. but its not something that will fall in your lap its not like talking someone into selling their beat up rental :)

    I totally don't mind investing in systems and know-how, and really liked the presentations and reasoning of their model, but the guy who called me on the phone was from the Negation School of salesmanship or something, wasting far more time than is polite in an effort to prove to me that I'm NOT a good fit! (HA!)  Dude made it personal.  (I hope they have a tape of the call.)  Would probably still do the program, .  Pay up front.  The whole bit.  Not whine for a refund.  Anything.  The concept is great, and would probably pay better than selling condos. Guy should maybe seek a new line of work tho

     Cody, why not just focus on doing more of those deals? I don't understand why there is a need to teach it. I realize that is another revenue stream, but that seems like that would take your focus away from the larger paydays.

     Teaching it does 2 things - generates additional revenue; and more importantly, brings on bird-dogs for deals. I don't mean this in a negative way. As a business owner, their model is genius. I'd do it all day - show people how to find potential deals, they vet the deal and then I take over. It's a win/win. Sales departments do this all the time with new salesman recruits. This looks like a pretty decent program if you can wrap your head around it. It doesn't sound like there's many prohibitive hurdles to this strategy.

    It’s not whoalesaling land. Getting it entitled comes with a lot of risk and a huge reward. 
    Read the full thread and it will help you better understand or YT land entitlements.

    Steve B., I read this entire thread this morning. And your post caught my eye. It’s 2 years old now. I assume your opinion has matured now (one way or another). Would you be willing to share an update on your current thoughts about this course, the whole land entitlements game, or both? With great interest - Jim Y

I'm very close to signing up as a VestRight student myself, but would like to have a better picture of how much it's really going to cost to get deals done once I complete the course. I had an intro call with them a few months ago, and was impressed. However, like many on BP, I have also bought expensive courses in the past and found that the money needed to make the program work wasn't 100% clear out of the gate. I am especially interested in knowing how much capital it takes to get entitlements organized, etc. Any experiences you have had that could shed light on this would be very helpful.

      as I mentioned years ago I have met Cody personally we used to live int he same town Lake Oswego Or.. And I know he understands and is experienced at land entitlements. 

      One thing I want to add is that its highly regional some markets not so hard others it will be years and LOTS of money to take raw land and get an entitlement process completely through to the point one of the bigger or a any builder will purchase it.

      Since this post 5 years ago on this subject I have taken a part of our funding capacity and have funded folks that are doing entitlements. So here is my experince doing it from an investor/funder perspective.

      1. I would only fund someone with deep knowledge in the space so if your new to this plan on having some access to significant money. 100k min to 1 mil or more to just get through entitlements and this is CASH not borrowed etc since you dont own the land your just in contract subject to getting entitlements. ( Caveot its cheap enough you went ahead and just bought it but normally these type of parcels are 1 mil or more to purchase).

      2. Time again depends on where your at in the country but most plats will take 18 to 36 months to get fully approved.. One can do short plats etc like Horizontal Regimes in say Charleston SC over the counter but thats just 4 units and under. 

      Examples of real deals I have personally put up the cash to get to pre plat approval and national or regional builder took us out.

      1. Orlando FLA  800k  in pre plat expenses 12 months as my client had this moving before I came in but ran out of cash and needed to finish 60 lots closed to DR Horton . Long time fix and flipper that I had funded probably 200 or so SFRs for him in and around Orlando so very established client of mine.

      2. Multiple projects in GA. Plats approved 14 to 20 months these were created to sell to Lennar and Ryan homes for build to rent developments. 900k on one and I funded one 2 weeks ago for 1.5 mil.. Again long term client of mine highly experienced. 

      3. Bend Oregon this one was well on its way Lennar in contract and already passed 2.4 mil through escrow to them was not pre plat but Lennar wont close until lots are finished and they were 1 million short in cash to get a 7 mil development loans.. So we provided the gap. On this unlike pre plat deals we had more security in some cross collateral and the Lennar contract ( plus I personally know the Head of the Oregon division on Lennar so could go right to the source for verification. Construction of under ground is and has been on going its a 12 month build out And we all get paid when Lennar closes. And again long time contact of mine and client is the developer. 

      4.  New client to me that I met on BP Washington DC area 30 to 60 minutes West of Dulles airport.  3 projects..  I met this individual spoke on the phone could tell he knew what he was talking about etc etc.. Booked a flight next week to fly from Portland to WA DC spent a few days walking the projects and going through his experince etc.. Turns out to be a Civil engineer by trade cut his teeth in NYC development so highly experienced.. And off we went we funded the entitlement money needed for each of these projects totally in the millions. All projects were in escrow but he did not own them yet as purchase prices were Millions on each one. So this takes someone like us with the knowledge of development and someone like my client uber knowledgable and since this is all risk money the rewards are HUGE for him and quite good for us. 

      Project Number one has gone full cycle and Toll Brothers close on it and he made 7 figures and if someone wants to PM me I will let them know what I charge and this is not interest rate returns these are EQUITY returns with 2X plus multiples . 

      Project two and three are right behind these closing spring of this year one to Toll the other to Lennar.. suffice it to say this is going to be very good for us and LIFE CHANGING for my client U would have to work decades and be super lucky to make 20% of what he is making doing rental properties for example.

      One post on BP  I was the only one who answered as this is not the kind of funding any of the HML on this site will do or the BROKERS for sure.. Knowledge Opportunity and liquidity all came to play in 10 days time.. I get the lead I book the flight and we are off and running. So happy for my cleint actually all my clients these are all sub 40 guys who are making millions upon Millions in the development world at least right now.

      Keep in mind it can go the other way there could be no buyers and I get wiped out and they make nothing thats why this kind of capital is provided by capital partners NOT LENDERS.

      Latest one I am working on is 350 lots in Reno with an LOI due in December from Lennar and I can verify with my Oregon Lennar contact.. Not quite as Juicy as the WA DC deals but still going to make millions for those who participate.

    @Mike Land, yes, the $1.7M deal that Cody mentioned earlier was low on details. But the point wasn't to dive into the specifics, but rather to give some insight into the types of returns we generate in executing the strategies that we teach in our course.     We've said this before, and I'll say it again here: Our program isn't for everyone. Reading some of the posts on this thread, I think we'd be a great fit for some, but maybe not for others. And that's ok. BiggerPockets is full of great people carrying out great strategies!

    I am builder and have done development, just looking for additional tips advice, not a 9k lesson.
