In my experience working with real estate investors every day as a mortgage broker, the financing bottleneck usually isn’t the lack of deals—it’s knowing how to match the right loan structure to the strategy. I see a lot of investors find strong opportunities but struggle when choosing between hard money, bridge financing, DSCR loans, or traditional products. The wrong financing can make a good deal look bad, while the right financing can turn an average deal into a winner.

For most investors I work with, the toughest parts are:

• Understanding which loan product actually fits the exit strategy
Flips, BRRRRs, and long-term rentals each require different financing. One size never fits all.

• Knowing how much cash they’ll truly need upfront
Down payment, rehab, reserves, and closing costs add up quickly. Many new investors underestimate this.

• Getting financing that supports the timeline
Fast closings, draw schedules, and rehab timelines matter just as much as interest rates.

• Packaging the deal in a way lenders will approve
Accurate ARV, solid contractor bids, and a clear plan make approvals faster and smoother.

From my experience, the investors who scale quickly are the ones who treat financing as a strategic tool, not an afterthought. The money should support the exit plan—not restrict it.

Here’s an example:
I recently worked with an investor who found a great BRRRR property but tried to finance it using a traditional 30-year loan. The bank required the home to be fully livable, which it wasn’t, and the rehab timeline didn’t fit traditional guidelines. They kept hitting roadblocks. Once we switched to a short-term bridge loan for the acquisition and rehab, the deal moved forward smoothly. After the property was stabilized and rented, we refinanced into a DSCR loan. That structure allowed them to recycle almost all their original capital—something they would’ve missed had they chosen the wrong loan upfront.
