My Minimum Night Stay Strategy for My Mid-Term Rentals

I’m Bailey — I own 10 MTRs (all solely owned, no partners) and co-host several more.
Here are my exact minimum night stay settings I use across my MTRs:
📅 Minimum Stay by Booking Window:

0–7 days out: 7-night minimum

8–14 days out: 14-night minimum

15–44 days out: 28-night minimum
-
45+ days out: 60-night minimum
I do adjust these based on my portfolio’s overall occupancy %, but this is where I always start.
You can automate this with a pricing tool like PriceLabs, or just do it manually.

Hey Bailey! Hope you're doing well.
This is a great strategy for a STR/MTR hybrid. I wish all our properties here in LA can do STR stays.
The challenge we have is for properties with a strict 30-day minimum. I've had to come up with something creative to handle those awkward two- to three-week gaps between bookings so we're not losing all of our profits on vacancy. I'm curious what others have done to solve this problem in a market that has strict STR regulations.
