Hello Guys!! Happy new year!!! I am new to real estate investing and I am planning to buy a property which is located at 831 Windsor st Wilmington de  19801 , please suggest me on this as I am looking for cash flow rental property ( after rehab before I rented out)

listed price: $140000

rehab : $30000

estimated rent: $15000
