What To Upgrade In A Live In Flip

What would you all recommend with someone doing a long-term live-in flip that I will plan on renting in the future. 

I am working on painting and adding LVP flooring to the living, dining room, and kitchen. I will be adding a 1/2 bath in the next two years. should I try to change counter tops, the sinks, vaneties? 

Anything helps.
