Best state closest to Boston

Hello Everyone, I live in Boston. As everyone knows, this real estate market here is expensive! Sadly, my down payment money doesn't get me very far here. I'm debating if it's worth moving to another state (by myself) to buy a 3-4 plex? If so, which is the best state you would recommend? I'd prefer a Landlord friendly and a RED state. I'm willing to make a short term sacrifice to better secure my family in the long run. The thought of leaving without my husband and daughter (20, college student) really kills me, but I need to do something to generate a steady cash flow and Massachusetts just isn't it. I do have construction experience, so I can do the majority of work myself. Things I can't do, I'll hire someone. I'm looking for suggestions on the best states that YOU have found to be really worth it. Thank you

 Would your work allow you to move?  Are you planning to commute to boston?  The neighboring states aren't very "red".
