Illinois just launched a $15K down payment grant — most buyers don't know it exists

The Illinois Housing Development Authority launched IHDAccess Home on March 11, 2026. Up to $15,000 in down payment assistance, zero percent interest, deferred for 30 years. You don't pay it back until you sell, refinance, or pay off the mortgage.

Works with FHA, USDA, VA, and conventional loans. Primary residence only, income limits by county, first-time buyer or not having owned in the last 3 years.

I bought my first home at 29 on a $30K salary with no credit history so I've spent a lot of time deep in this stuff. Most people shopping right now in Illinois have no idea this program just launched.

Worth looking into before you close if you're buying in 2026.

Has anyone here used IHDA programs before? Curious how the process went.
