AI Acquisitions Assistants + Warm Lead Strategies (What’s Actually Working?)

Hey BP community, I’ve been refining my wholesaling setup and wanted to get some insight from those who are actively closing deals right now. 1. AI Acquisitions / Lead Management: Are there any cost-effective AI tools or systems you’re using that can handle inbound/outbound lead qualification (text, calls, or CRM follow-up)? Ideally something that can: • Pre-screen sellers • Identify motivation/timeline • Flag “ready-to-sell” leads • Reduce time spent on unqualified conversations I’ve seen some AI workflows floating around, but I’m trying to figure out what’s actually worth using vs. just hype. 2. Warm Lead Generation Only: For those who have moved away from cold calling—what marketing channels are you using that consistently bring in warm/inbound leads? Are you seeing better results from: • PPC (Google / Facebook)? • SEO or content funnels? • Direct mail to highly targeted lists (probate, pre-foreclosure, etc.) • Referral / relationship-based pipelines? From what I’ve been seeing, the shift seems to be toward more intent-based and inbound strategies, rather than pure cold outreach.  Would really appreciate any insight on: • What’s actually converting right now • Cost per deal (if you’re open to sharing) • What you’ve stopped doing because it no longer works Trying to build a lean system focused on quality over volume. Ameer, one thing I'd add to your AI stack that most wholesalers miss entirely:

All the lead gen and qualification tools in the world don't matter if you can't instantly tell whether a property is actually buildable/developable for your buyer's use case.

The biggest time-killer I see in wholesaling isn't finding leads. It's putting deals under contract, marketing them to buyers, and THEN discovering zoning, flood zones, or overlay restrictions make the deal unbuildable for what the buyer wants.

I automated that step. Every address gets a 20-second buildability screen (zoning, overlays, flood, environmental, setbacks) pulled from 20+ government sources before I even market it. The deals that fail get killed immediately. The ones that pass go to buyers with the buildability data already attached, which makes you the wholesaler who actually knows what the dirt allows.

That's a competitive moat most AI-focused wholesalers aren't building yet.
