I’ve been thinking a lot about how much of real estate investing success comes down to process, not just deals.
Two investors can buy similar properties in the same market but end up with completely different outcomes depending on how they structure everything after acquisition.
Some of the patterns I keep seeing:
- tighter control of timelines (not just budgets)
- pre-planned contractor communication instead of reactive decisions
- breaking rehab into phases instead of one big scope
- constant tracking of holding costs, not just construction costs
- decision deadlines so work doesn’t stall mid-project
