I analyzed 50 Zillow listings in one afternoon — here's what I found

I've been building an AI tool that reads Zillow listings and flags potential issues before a showing.

So last week I ran it on 50 listings in Miami and the results were eye-opening:

- 31% had days-on-market over 60 (red flag for price or condition issues)

- 18% had Zestimate gaps over 8% — meaning the asking price was significantly above AI valuation

- 7 listings had garage conversion mentions buried in the description — a common permit issue that agents miss

The tool also drafts a client-ready email summary for each listing in seconds.

For agents sending 10-20 listings a week to clients, this kind of pre-screening saves serious time.

Has anyone else built systems for pre-screening listings before showings? Curious what workflow you use — spreadsheet, gut feel, or something else?
