Price Reduction Didn't Increase Showings — At What Point Would You Reassess the Strat

Looking for some objective feedback before I overreact.

I have a condo/townhome-style property that went active around April 9. My agent has been good to work with overall. The photos, staging, and 3D tour all look strong, and I don't think marketing quality is the issue.

We started around $265k and had some showing activity. About 4 weeks ago we reduced the price by roughly $15k to move into a lower price bracket. Since then, activity has almost completely dried up. The only showing after the reduction was a buyer doing a 1031 exchange who I think may have already been watching the listing.

We're now approaching 2 months on market.

A few additional details:

  • Similar units in the project have sold recently.

  • One comparable unit sold earlier this year and went under contract in about 43 days.

  • Interest rates are high, but they were also high last year when similar units were still selling.

  • One thing that has me scratching my head is that the price range we moved into (roughly $240k-$250k) appears to have less activity than the range we were previously competing in (roughly $260k-$270k). We actually had more showings before the price reduction.

  • The listing is currently being marketed for cash and conventional financing.

I'm not looking to bash my agent or fire her. My concern is that I don't really understand the path forward. The main strategy so far has been the price reduction, and that hasn't increased activity.

If you were the seller, would you be getting second opinions from other agents at this point, or is this still within the normal range where patience is the right move?

What would you be asking your agent, and what would you want to see happen over the next few weeks?
