Good question Tenzing. Insurance is one of those things that can make or break your returns if you dont get it right upfront. I manage rental properties in Nashville and insurance is always part of the conversation when we onboard a new owner.
Few things to think about on a $300k rental property. First, make sure you are getting a landlord or dwelling policy, not a standard homeowners policy. Your carrier needs to know its a rental. If they find out after a claim that you werent living there, they can deny it.
Second, look at replacement cost vs actual cash value. Replacement cost pays what it takes to rebuild at todays prices. ACV depreciates. The premium difference is usually not that big but the payout difference at claim time is massive.
Third, liability coverage. I always recommend at least $300k in liability, some owners go up to $500k or add an umbrella policy on top. One slip and fall lawsuit from a tenant or their guest can wipe out years of cash flow.
Also ask about loss of rent coverage. If the property becomes uninhabitable from a covered event, this pays your rent while its being repaired. Thats a lifesaver.
On cost, for a $300k property in Texas you are probably looking at $1,200 to $2,400 a year depending on the area, age of the property, and your deductible. Shop at least 3 quotes.
