What’s a Green Flag That Makes You Take a Multifamily Deal More Seriously?

Everyone talks about the red flags that kill deals, but I’m curious about the opposite.

When you’re reviewing a multifamily opportunity, what’s something that immediately gets your attention in a positive way?

Could be:
• long-term tenant history
• below-market rents
• strong local demand
• low turnover
• assumable financing
• operational inefficiencies
• recent capital improvements
• motivated seller
• something else

Interested hearing what experienced investors see that makes them want to dig deeper into a deal.

    Great question! Below-market rents paired with deferred maintenance tend to signal real upside, but I think it also means the renovation and repositioning scope needs to be stress-tested carefully before committing. That's where a lot of deals get mispriced.
