First-Time Investors in Charlotte: Buy Now or Rent Another Year?
Hi everyone — looking for some opinions/advice on my partner’s and my real estate journey in Charlotte, NC.
Originally, our goal was to house hack a duplex. Over the last few months, we found a few that looked promising, but every duplex in our price range ended up being in areas that didn’t feel safe enough for us. On top of that, duplexes here seem very overpriced because so many investors are targeting them.
Now we’re rethinking our strategy. Our lease ends July 31, and we’ve considered buying a single-family home or townhouse to live in for a year, then renting it out later and repeating that process as we grow our portfolio.
The challenge is that this only gives us about two months to find the right area and a property that would actually make financial sense and cash flow. We’re wondering if that timeline is realistic.
Part of us also feels like it may be smarter to rent for one more year, save more cash, and continue learning Charlotte since we only moved here about a year ago. For context, we’re both 23. One of our biggest concerns is rushing into a purchase now and then not having enough cash reserves or flexibility if a much better opportunity comes along next year. But we are also worried that we are wasting time by not buying one now.
Given all of that, what would you do in this situation? Would you play it safe and rent for another year, or buy your first property now?

Hi Emma, with only about two months before your lease ends, I'd avoid rushing into a property unless the numbers and location both make sense. It may be worth getting your financing reviewed now so you know your real budget, down payment, reserves, and rent targets before deciding whether to buy or renew.
