Columbus, OH Property Managers - Who Would You Trust for Remote Buy-and-Hold?

First of all, I want to thank everyone who took the time to respond to my previous post. The amount of advice, introductions, and local market insight I received was far more than I expected, and I genuinely appreciate how willing people have been to help.
One theme came up repeatedly throughout those conversations: for a remote investor, the quality of the property manager can have a major impact on long-term success and can ultimately make or break an investment.
As a result, I've decided to spend the next phase of my research focusing more specifically on Columbus, OH. Before I seriously evaluate properties or begin making offers, I want to develop a much better understanding of the local property management landscape.
For those who own rental properties in Columbus or work with investors in the area:
- Which property management companies have you personally had positive experiences with?
- Which PMs would you trust to manage your property if you lived out of state or overseas?
- Which companies would you avoid, and why?
- What fee structures are typical in Columbus for management, leasing, renewals, maintenance coordination, and vendor markups?
- How quickly should a strong PM typically lease a vacant unit in investor-focused neighborhoods?
- What are the biggest red flags to watch for when interviewing a property manager?
- Do smaller local PMs generally outperform larger firms in Columbus?
- Which PMs truly understand investor-focused metrics such as DSCR financing, cash flow, reserves, and long-term buy-and-hold ownership?
- Are there specific Columbus neighborhoods where PM quality, tenant quality, or turnover risk becomes especially important?
I'm particularly interested in hearing from investors who have worked with a Columbus PM for at least 6–12 months and can speak from direct experience rather than first impressions.
