Contractors and Investors for Flips and BRRRRs in Boston Suburbs

I am trying to get started in flipping homes in the metro west area of Boston and I would was hoping to find a few contractors or investors to walk some properties with to help get a better feel on current cost of renovations for various scopes, even if it’s walking a few open houses or looking at existing projects.  

I am very comfortable with underwriting, pulling ARVs, etc., but my biggest knowledge gap is estimating rehab costs. I’m in the early stages of sending direct mail to distressed owners in my local area (Franklin/Millis/Medway), if/when I get a response I’d want to know that I can move quickly and have a decent estimate on total cost to take to lenders.
