Ontario investors - anyone sourcing deals from power of sale or tax arrears data?

Been focused on the Ontario market for a while and spending a lot of time working with motivated seller data - specifically power of sale filings, tax arrears lists, and probate records. Curious if others here are sourcing deals this way in Canada. A few things noticed working Ontario specifically: Power of sale filings - public record in Ontario through land registry. The key is understanding lender timelines: once a lender files, the borrower has a short redemption window. Most investors miss these because they don't know where to look or how to track them systematically. Tax arrears - lists vary a lot by municipality. Some publish quarterly, others annually. Worth building relationships with the right municipal contacts to get timely data. Probate records - slower to convert but far less competitive since most investors overlook estate sales. Heirs often just want a clean close at any price. Ontario is genuinely different from US markets - no foreclosure auction system, so power of sale is the closest equivalent, and sellers can be very motivated because lenders move faster than most US states. What markets are you finding the most activity right now? Hamilton, London, and secondary Ontario cities have been interesting lately. Curious what others are seeing.
