San Antonio Texas remote investing purchasing brand new rental property

Hi,

I see some brand new builder  homes around San Antonio area online around 130k ( In atlanta i never saw this kind of price in recent years though)

3 bd • 2 ba • 1,033 ft² zip 78263)

, 145k (3 bd • 2 ba • 1 half ba • 1 Car garage • 1,360 ft² zip 78264)

Are these worth buying. Do i get decent long term tenants.  Are these zip codes are good safe areas?  Are they A, B- or C+ or D neighborhoods? Are there good jobs around thiese zip codes to support decent long term tenants. Among above 2 i see 145k better deal as it is more square feet may attract long term decent tenant.I do not have boots on the ground in San Antonio. I never did remote investing as well so far. I do not have team in San Antonio. My backyard Atlanta property rehab i spent 130k instead of wholesaler given 80k estimate due to contractors changing not reliable not quality not english speaking contractor not on time contractror type of issues. Are there good honest property management companies who can take care everything like placing tenants and managing property. What are the Texas laws i need to know as a out of state investor for closing, renting etc. How to check the properties and areas remotely as I am far? Please advise
