@Keith Gardner The information gap is what I keep hearing too — remote owners often don't know there's a problem until it's already expensive. The investors who seem to manage it best have one thing in common: they've systematized their update cadence so they're not dependent on someone remembering to call them. What's been your experience with owners who try to self-manage remotely versus those who bring in local help from day one?

For me, it all comes back to trust and visibility.

The biggest challenges tend to be:

• Finding reliable contractors
• Verifying property condition without being there
• Getting timely updates when issues arise
• Knowing whether repairs were actually completed as described

Most operational problems can be solved if you have trustworthy people on the ground and a consistent reporting process.

One service I'd find valuable is periodic property check-ins with detailed photos, notes, and condition reports—even when there's no active problem. Sometimes what remote owners need most isn't management; it's confidence that everything is actually okay.

Out of curiosity, have you found that investors struggle more with vendor oversight or property condition verification? Those seem to be the two concerns I hear most often from remote owners.

For me, it comes down to visibility and trust.

When you're out of state, it's hard to know whether repairs were actually completed correctly, whether a vacant property is being monitored, or whether city notices and compliance issues are being handled on time.

A trusted local contact who can provide occasional property checks, contractor verification, and updates would solve a lot of headaches.

Great question Keith. I run a property management company in Nashville and a significant portion of our owners are out of state investors, so I hear about these pain points constantly from the owner side.

The number one issue is not any single item on your list. It is the gap between what owners think is happening at their property and what is actually happening. That information gap creates every other problem. Owners cannot find good contractors because they cannot verify work quality from 800 miles away. They do not know a unit is sitting vacant because they are relying on someone else to tell them. They miss inspection deadlines because nobody flagged the notice.

From the PM side, here is what I have learned actually moves the needle for remote investors:

Weekly owner reporting. Not monthly statements that show up 30 days late. Weekly updates that include photos when relevant, maintenance status, leasing activity, and anything the owner needs to know. Most PMs treat this as optional. It should be standard.

A real vendor network with competitive bidding. We get three bids on anything over $500 and share the comparison with the owner. The contractor markup game is real and remote investors get hit hardest because they cannot walk the job themselves.

Proactive lease management. If a lease is expiring in 90 days we are already having the renewal conversation and running comps. Vacancy is the single biggest wealth destroyer for remote investors and most of it is preventable with better planning.

The service most owners tell me they wish existed before they found us is simply a PM who communicates like a partner instead of a vendor. That is the real gap in most markets.
