I am 18 and wanting to house hack with a duplex in college but I need guidance.
I'm 18 years old in Missouri and planning to attend community college while working part time. My long-term goal is to purchase an owner-occupied duplex using an FHA loan and live in one unit while renting the other; at least through all four years of college. I have no car payments and have been using very little of my credit card each month to build credit.
My biggest worry is my work history; I have worked mostly part time since February 2024. I was wondering how that will affect my approval. I was also wondering if being in school helps me get approved. mI would also like to know how running a duplex looks (tenants, taxes, fixes, etc).

You don't have enough income or work history. That's okay...you're probably not going to buy a house while you are in college unless you have someone co-sign on the loan (which is usually a pretty bad idea). Just be patient, get through school, start making money, and go from there. Slow and steady still wins the race.
