One thing I’ve noticed is that every buyer seems to have a completely different buy box.
For those actively buying in Ohio, Florida, Michigan, Wisconsin, Tennessee, or Missouri:
What are you looking for right now?
Are you focused on fix & flips, rentals, multifamily, BRRRRs, or something else?
I’d love to learn more about how different investors evaluate opportunities in their markets.

From my conversations with investors, I’m seeing a lot of demand for value-add opportunities in Ohio, Michigan, Indiana, Missouri, Tennessee, and parts of Florida.
Many buyers seem focused on:
• Single-family and small multifamily properties
• Fix-and-flip opportunities with strong equity spreads
• BRRRR deals that can cash flow after rehab
• Rental properties in stable working-class neighborhoods
• Off-market properties with motivated sellers
One thing I’ve learned is that every investor’s buy box is different, but most are still prioritizing deals that offer clear equity, strong cash flow potential, or a path to forced appreciation.
