Hi! I work off-market deals in the Bay Area regularly. There are investors who are cautious about the current market and nervous about resale, but honestly, these deals still move. Just sold one in San Jose same day at asking.

Buyers come at every level. Some are happy with a $50k profit and the learning experience that comes with it. Others won’t touch a deal unless there’s $100k+ in it, those tend to be your more seasoned investors. Either way, that’s what I love about this market there will always be buyers in the Bay Area.

One of my biggest goals this year is to do my first flip. I have my GC and landscaping team in place, what I’m looking for is a funding partner. If anyone’s open to connecting on the capital side, I’d love to talk

This market even in a more sound local market like you are wholesaling in can bring some great deals, and there are some deals if the comps are off or not showing the right out price/ARV then you can be sitting with inventory. There are many deals that do not even happen due to the seller wanting market value with all the tools they have to see home prices these days, and with the market changing. Days on market go longer, something doesn't resale as easily because  functionality and much more. Every investor is different and as a person selling off market, you have to be a negotiator for the seller and the buyer to keep things afloat throughout the whole process and things can fallout at any moment.
