Looking to grow in multi-family and value-add investing in Los Angeles

Hi everyone,

My name is phoebe and I’m based in the San Gabriel Valley area of Los Angeles.

I recently completed my first investment project through seller financing without using hard money or private investors. The property was renovated and is currently operating as a short-term rental producing stable cash flow.

Through this project I was involved in:

• Deal sourcing and analysis

• Negotiating the purchase structure

• Renovation and project management

• Rental operations

Moving forward, I’m very interested in learning more about financing structures and working with lenders or investment partners. I believe the right partnerships can help scale future projects much faster.

My goal is to continue acquiring value-add properties that produce strong and stable cash flow, and eventually move into small multi-family investments.

I’m still learning and would really appreciate connecting with other investors in Los Angeles or California. Always happy to learn and grow together.

Congratulations on completing your first project with seller financing. That’s a big win, especially handling the renovation and operations yourself. You’re already thinking like a scaler by focusing on financing structures and partnerships. As you grow into small multifamily, many investors also look outside of high-cost markets like Los Angeles and expand into the Midwest, where value-add deals often have stronger entry pricing and better rent-to-price ratios. Markets like the Midwest can make it easier to stack cash flow and equity at the same time, especially if you’re targeting duplexes and small multis. Sounds like you’re building the right foundation to grow strategically.
