First Investment in Rockford (Or northern IL)

Hello!

I am looking to invest in long term rentals in Rockford or North in Lake County area. My focus is more long term but I want the property to cash flow. Where would you suggest I look? Do you have any investor friendly realtors or property managers to recommend?
