116 Acres Near Nashville Going to Auction This Month — How Would You Spread the Word?

Hey BP community — I'm a private lender with a lien on a property going to foreclosure auction in less than four weeks and I'm trying to make sure the right buyers know about it. Looking for advice on where to find serious cash buyers for a large acreage parcel in Middle Tennessee.

Here are the details in case anyone here is interested or knows someone who might be:

116 acres in Dickson County Tennessee going to public auction July 28th 2026 at 11:00 AM CST. Located approximately 35 miles west of Nashville on Highway 48 South. Agricultural classification with development potential.

@Jay Hinrichs - agree anything over $1M land rarely gets bid on as it doesn't fit a typical builder and it would go to a larger builder who would not want to put that much cash out the door - they would rather let it go, let the bank take it and then work something out after the fact - I have seen some pay more after foreclosure for simple fact they got clean title and did not have to put 100% into the deal.

I see its listed.. for 4.4 mil.. U might want to share the listing link if BP will let you.

finished lots will need to be worth 180to 220 to have value to a builder/developer and finished product 800 to 1 mil plus.

Looks like a nice property from the pics.. dont know if the ponds enhance the project or create wetland issues that need to be mitigated.

If you want to drop me a line about this with some more detail of opening bid etc I would be interested in taking a little deeper look.

if it truly has development potential that is real and profitable for a builder.. I would be sending this to the land ack departments of the larger builders in that area.

The courthouse steps concern is real. The goal is to get enough independent serious buyers in that room to create genuine competition and to have the minimum bid cover my position.

Any Nashville land brokers or commercial real estate contacts you'd recommend reaching out to directly? Always appreciate experienced perspective on this.

@Jay Hinrichs Thanks for the thoughtful response — you're clearly experienced with this kind of deal and I appreciate the detailed questions.

On lien position — I'm a junior lienholder so the property needs to sell above the senior positions to reach me. The minimum bid will cover my position and it is my understanding that the buyer will receive clean title. I'm not planning to credit bid and don't want the property — I want a strong third party buyer in the room on July 28th which is exactly why I'm spreading the word.

On minimum opening bid — it hasn't been finalized yet but will likely be in the $2M range. Turner Smith Evans the substitute trustee can confirm the exact number and title details closer to the 28th — he's the right person for that conversation.

On the $4.4M listing — that's the current owner's listing which is a separate process from the auction. The auction is the more direct path to acquisition and potentially at a significant discount to that number.

On the wetlands and pond question — great point and absolutely worth due diligence before the 28th. I don't have that specific information but worth running a quick environmental search on the parcel.
