Landlords who also have brokerage accounts — how do you keep the whole picture straig

I've got a few rentals and a couple of brokerage accounts I manage myself. Every year around tax time I realize my "system" is a pile of spreadsheets that don't talk to each other — one for rent, one per property for expenses, something separate for trade history and cost basis — and then I'm hand-assembling Schedule E out of all of it.

I've poked at Quicken and a couple of the rental apps, but each one seems to do half the job — either the rental side or the investment side, not both. And a lot of them really want me to link all my bank accounts, which I'm not thrilled about.

For those of you juggling both rentals and self-managed investments: what do you actually use? A spreadsheet setup that works? Some software combo? Just curious how people who self-manage keep the whole net-worth-and-tax picture in one place without it turning into a part-time job.

I have always written my own code. It sounds like you need someone who can do that for you.

If you don't want to write your own code, you can connect spreadsheets to one another. It is not an excellent way to do things, but they connect to one another just like different sheets in your workbook do.

A database is a great option, but it will require very good coding and data engineering for it to run well and do what you want.
